Our records on investments in Andorran property only go back 22 years, but that is probably enough to satisfy anyone!
We recently made calculations at random on three properties for which we know the exact selling/asking prices in 1987 and valued them for sale at today's prices. All of them were standard, run-of-the-mill properties and all of the calculations came out at more than 9% per annum compound growth over 20 years. In addition, had those properties been rented out, the owners would have had an income of between 3% and 4% every year on the current value of the property. Or put another way, if the owners had never sold, they would now be getting an income of about 33% per annum from the rent and would have seen their property's value multiply by about 10 times!
There are perhaps other markets that have done as well as this, but none of them is tax-free in the long term. Andorra has never had any income taxes or inheritance taxes, either for residents or foreign investors - and those returns were available to anyone who cared to look.
